  • Frontage to Fulbeck Way of c212m

Worthing has a population of approx 105,000 and is an established commercial centre on the South Coast. The town has seen significant development over the last 5 years and the next phase of the towns expansion is to take place at West Durrington, 3 miles North West of the town centre, with a major extension to the existing urban area. The first phase of a masterplan for the creation of 700 homes, community buildings & facilities, sports pitches and associated open spaces and infrastructure is now well underway.

The site is strategically located at the junction of Fulbeck Way and Fulbeck Ave and is triangular in shape with a frontage to Fulbeck Way of approx  695 ft (212 m). The depth of the site at the western boundary is approx 138 ft (42 m).

West Durrington has seen the development of residential, commercial, retail and leisure. It is home to the Headquarters of Southern Water and Equiniti and has many other SME's in its business centres and office parks. Tesco redeveloped its existing site at West Durrington to double its retail floorspace in a Tesco EXTRA store and create a number of additional retail/food units such as WHSmith, Costa and Subway.

David Lloyd Leisure has a Health and Fitness and Racquets Club approx 0.5 miles from Fulbeck Way. Also, a major redevelopment of the Northbrook College campus at West Durrington is nearing completion and on an adjacent site Caffyns has developed its new VW dealership.

The site benefits from a planning consent AWDM/0618/11 for creation of an A3 restaurant/cafe unit of of 14,262 sq.ft (incorporating a mezzanine area of 2,960 sq.ft), an A1 retail/cafe unit of 2,884 sq.ft and parking for 30 cars, plus disabled parking, motorcycle parking, cycles and delivery vehicles.

The site may be suitable for a variety of alternative commercial uses subject to planning approval and applicants are advised to consult the local plan and planning authority.  A footpath bisects the site and applicants must satisfy themselves as to this arrangement with the relevant authorities. (All measurements are approximate and prospective buyers should satisfy themselves by survey or investigation as to the exact extent of the site).

Further information and documents on the planning consent can be found by visiting the planning pages of Adur-Worthing Council at and searching on the planning consent reference AWDM/0618/11.

Proposals for the site are invited.
